Alameda County Citywise Report for January 2015

The actual numbers show homes sold in Jan 2015 was less than Jan 2014.However, looking closely at the Sales Price/List Price % and Days on market shows that the market is very much a sellers market. Buyers were chasing less inventory and offering way over asking prices to get into contract.It took less days to sell a home as compared to Jan 2014.

Alameda County Citywise  Homes Sales

Number of homes sold was analyzed for 15 cities.

    • 11 cities saw a drop in volume  compared to corresponding period in Jan 2014.
    • All cities except Hayward Hills also saw a drop in volume in Jan 2015 compared to Dec 2014.
    • On the flip side 4 cities saw an increase in volume in Jan 2015 compared to Jan 2014
    • Total homes sold in Jan 2014 was 805, Dec 2014 was 1143 and Jan 2015 was 628.
    • Though we have seen many past months of increasing sales, Jan 2015 was definitely not the same. Since Days on Market and SP/LP% are completely reflective of a sellers market, the drop can be attributed to lack of inventory.


Alameda County SP/LP%

      • 7 out 11 cities evaluated  had sales closings over asking price in the month of Jan 2015.
      • The situation was same in Jan 2014. with 7 out of 11 cities having sales over asking.
      • The average SP/LP % ( Sales Price/List Price %) in Jan 2014 was 100.77% and average SP/LP% in Jan 2015 was 102.76%.
      • Overall: The market reflected a shortage of inventory and a sellers market with buyers overbidding to land contracts.


Alameda Citywise Days on Market ( DOM)

        • 12 out of 18 cities took less time to sell, as compared to Jan 2014.
        • Albany (28) and Emeryville (33) listings sold in 50 or less days.
        • Berkeley(98), Castro Valley (81), Dublin(86), Hayward(82), Hayward Hills(89), Livermore(81), Oakland(88), Piedmont(163), San Leandro(81) and Union City (117) took 80 days or more to sell.
        • All other cities sold  between 51-79 days.
        • The average days on market  last Jan 2014 was 92 days .This moved down to 78 days in Jan 2015.


Alameda County Citywise Average Prices

        • Citywise Average sales price was analysed for 11 cities in Alameda county for last 1 year.
        • All cities except Pleasanton saw a price increase in Jan 2015  compared to last Jan 2014.
        • However, Dublin, Hayward, Oakland, Pleasanton and San Leandro saw small price “cool offs”compared to previous month of Dec 2014.
        • Average price in Jan 2014 was $567,703. Average price in Jan 2015 was significantly higher at $709,686. Average price in Dec 2014 was $707,402.
